What is an EPC?

An EPC is a ‘Energy Performance Certificate’, this is an assessment of how efficient a building is.

An EPC is completed by a qualified person who is able to attend site to review the buildings construction, size, layout and MEPH installations. These observations can then be modelled into a specialist software called iSBEM. Our engineers then use this software to model the building using the survey data, this will produce an EPC rating based on the efficiency of the MEPH installations within the building alongside the thermal performance of the buildings fabrics and construction.

An overall EPC score will be produced which ranges from G – A+. An assessment of the buildings KWh consumption for gas and electricity will also be declared alongside calculated yearly carbon emissions.

 

Why do i require an EPC?

An EPC is required legally for a building to be leased or sold, this provides the tenant or new owner with information of the given builings energy efficieny and performance.

 

MEES Legislation

 

The Minimum Energy Efficiency standards come into effect from April 2023, mandating landlords to provide buildings for lease that obtain a minimum E rating. The road map for the future is seen below;

 

What does this mean?

Landlords and asset owners must consider their long term plans for a building inline with legislation, the value of the building for re-sale as well as rental may be impacted by these requirements.
Tenant ESG agendas are also of importance, with prospective tenants having energy and carbon targets disclosed within their yearly reporting, these requirements shortlist potential buildings for occupation which align with their aspirations and requirements.
The requirement to retrofit to improve existing building stock is key to the success of this.

Energy Performance Assessors UK are able to offer energy performance certificate assessments for all non domestic buildings, we specialise in assessment on the following building types

We are qualified to level 4 and use iSBEM software to assess and calculate energy performance scores for your asset. The software that we use can also enable us to offer advice on possible interventions to improve the energy efficiency of your asset, which in turn reduces your carbon emission as well as your energy consumption!

Building Regulation Compliance

Energy Performance Assessors UK have experienced building service engineers who specialise in concept design analysis and commissioning, with the ability to use iSBEM software the model your building and understand whether it complies with current building regulations standards as built or as designed.
We are able to compare results and the model build, alongside real-world projects where our engineers have boots on the ground experience of construction fit out projects from cradle to grave.
We are able to offer this service alongside EPC assessments where by we can build a common model for the asset and run compliance for building regulations as well as EPC.

Low Carbon Retrofit Design

EPA UK employ specialist Building Service Engineers, with a proven track record in commercial fit out.
This enables us to offer a one stop shop to clients, where we can assess a given asset for EPC or Building Regulations compliance, and then propose a concept design as part of this service which takes into account the feasibility of the given project. The logistics, time, financial and future planning constraints are all assessed and understood as part of this service to provide the client with a one stop shop solution, negating the need to involve a third-party consultant.
This helps to ensure a smooth transition from initial EPC/BR assessment, through to stage 2 feasibility design for a given asset.

As part of this service, we are able to produce concept design drawings and schematics, along with a concept employers requirements document, this can be used as part of the tender process moving into fit out should this be the intended pathway for the asset.

MEP Comissioning

EPA UK employ specialist Building Service Engineers, with experience of witnessing and signing off projects for clients throughout the UK.
EPA offer a one stop shop for clients to employ a trusted third party advisor to oversee the commissioning of the new MEPH systems installed on their projects to ensure;
  • Installations are inspected for quality as per good practise standards
  • Snag lists are produced for unsatisfactory installations
  • Testing is completed and witnessed on site by our engineers alongside your contractor with the design criteria for the project assessed
  • Testing certificates are validated and witnessed to confirm the given systems were tested and accepted as per the design criteria for the project.
  • O&M information provided as part of the handover process is validated to ensure compliance with the employer’s requirements.

Estimating Advice

EPA UK offer an independent estimating assessment service for clients who have put their retrofit project out to tender, having completed an initial design for their given project.
Our specialist Estimating team have over 15 years’ experience in commercial fit out and are able to offer advice on project tenders to ensure compliance with design criteria as well as cost certainty on tender proposals. We understand the risk and concern when going out to tender for projects and offer clients a service as a trusted third-party advisor to ensure the requirements of their projects are met, for the right price.

1. How long does it take to complete an EPC

This is dependent on the size of the building, the complexity of the build, the complexity of the MEPH systems and also the available information on the building provided by the client.
We aim to return our EPC assessments within 5 working days of the completed site visit.
Where the complexity is low and all required information on the build and MEPH systems are provided in advance, our assessments can be turned round in as little as 24 hours.

2. How long is my EPC valid for?

Your EPC assessment is valid for 10 years, although if your EPC is rented or re-sold within this timescale, an up-to-date assessment should be completed to ensure the most up to date certification is provided to your prospective rental customer or buyer.

3. What factors affect the score of my EPC?

Your EPC score is an assessment of the energy efficiency of your building, the following factors are key in determining the score.
  • Building Insulation (U Values)
  • Consumption Type MEPH Systems (Gas/Coal systems versus Electric/Biomass)
  • Efficiency of MEPH systems (SCOP, SEER)
  • Renewable Technologies on site
  • Air Permeability
  • Glazing quality (double/triple glazing/solar film)
  • Door Quality (Glazed/Air Tightness)

4. How do i know if my building is compliant with current building regulations standards?

By modelling your building in iSBEM software, we can provide advice on this.

5. Do you provide recommendations to improve my building?

Yes, EPA UK will provide recommendations reports along with your EPC report, this will provide you with advice on how to improve the energy efficiency of your asset. We also provide further services to assist in this process which can be found in the services section.
