What is an EPC?
An EPC is a ‘Energy Performance Certificate’, this is an assessment of how efficient a building is.
An overall EPC score will be produced which ranges from G – A+. An assessment of the buildings KWh consumption for gas and electricity will also be declared alongside calculated yearly carbon emissions.

Low Carbon Retrofit Design
As part of this service, we are able to produce concept design drawings and schematics, along with a concept employers requirements document, this can be used as part of the tender process moving into fit out should this be the intended pathway for the asset.
MEP Comissioning
- Installations are inspected for quality as per good practise standards
- Snag lists are produced for unsatisfactory installations
- Testing is completed and witnessed on site by our engineers alongside your contractor with the design criteria for the project assessed
- Testing certificates are validated and witnessed to confirm the given systems were tested and accepted as per the design criteria for the project.
- O&M information provided as part of the handover process is validated to ensure compliance with the employer’s requirements.

1. How long does it take to complete an EPC
2. How long is my EPC valid for?
Your EPC assessment is valid for 10 years, although if your EPC is rented or re-sold within this timescale, an up-to-date assessment should be completed to ensure the most up to date certification is provided to your prospective rental customer or buyer.
3. What factors affect the score of my EPC?
- Building Insulation (U Values)
- Consumption Type MEPH Systems (Gas/Coal systems versus Electric/Biomass)
- Efficiency of MEPH systems (SCOP, SEER)
- Renewable Technologies on site
- Air Permeability
- Glazing quality (double/triple glazing/solar film)
- Door Quality (Glazed/Air Tightness)
4. How do i know if my building is compliant with current building regulations standards?
By modelling your building in iSBEM software, we can provide advice on this.
5. Do you provide recommendations to improve my building?
Yes, EPA UK will provide recommendations reports along with your EPC report, this will provide you with advice on how to improve the energy efficiency of your asset. We also provide further services to assist in this process which can be found in the services section.
